Carrington Loss Mitigation Title Curative Team Lead in Anaheim, California

The Loss Mitigation Title Curative Team Lead will be responsible for researching and resolving title issues and discrepancies, reviewing title evidence, and curing title defects of record. Also responsible for reviewing and clearing all preliminary title reports and/or property and judgment reports. Works closely with Title, Foreclosure, Collateral and Leadership to ensure all parties are informed of status and progress of title issues. Supports Loss Mitigation Title Supervisor, Loss Mitigation Title Agents, and Loss Mitigation Title Curative Specialists with day-to-day duties. Perform all duties in accordance with the company’s policies and procedures, all US state and federal laws and regulations, wherein the company operates. The Target Pay range for this position is $28.00 to $30.00 per hour.

What you’ll do:

  • Function as the subject-matter expert for the department and provide professional and knowledgeable assistance, as needed.

  • Maintain a daily log of work performed and results to ensure department production needs are met.

  • Monitor staff compliance to underwriting guidelines and job performance through periodic loan sampling and provide trends/results to management.

  • Review and analyze title commitments for irregularities. Determine solutions for irregularities and act on determination to resolve.

  • Track and log all training events and ensure published job aids and procedure guides are up to date and in compliance.

  • Monitor department inbox and respond to inquiries timely.

  • Attend internal and external business partner/vendor meetings, providing feedback and support to Supervisor/Manager.

  • Manage reports for assigned book(s) of business; maintains and reviews reports; negotiates resolution with title, collateral, CCM and attorneys as needed.

  • May serve as a mentor for lower-level Specialists and/or handle the most complex cases.

  • Work with loss mitigation title staff monitoring reports and specific client requirements.

  • Function as the back-up Supervisor for relief assignments in the absence of Supervisor.

  • Work with available resources to resolve any title related issues, borrower or collateral and/or investor compliance related issues.

  • Provide accurate and timely communication of all updates, details, etc. to all parties involved in transaction.

  • Ensure timely and accurate data entry into multiple technology platforms.

  • Track and resolve any title defects associated with origination or servicing transfers.

  • Review county required documents and ensure that the company/team is using current and accurate forms and are completing them properly.

  • Receive and review collateral files, correct documentation as needed (i.e., the address, legal description discrepancies, name discrepancies, etc.) Re-recording the mortgage to include the legal description.

  • Research and cure rejected original documents that are deliver to our office by vendors, borrowers, and counties.

  • Work directly with counties to resolve recording issues/anomalies, as necessary.

  • Order checks from accounts payable for the incentive letters

  • Create and send thank you letters with checks to borrowers.

  • Act as witness for CMS notary as necessary

  • Order and follow-up on all necessary clearance documentation.

  • Provide accurate and timely communication of all updates, details, etc. to all parties involved in transaction.

  • Work with attorneys and negotiate HOA liens as well as property liens.

  • Resolve problems regarding improper transfers of title and remediate any issues related to assignments of mortgage.

  • Direct workflow of team and assist other Specialists and Agents with escalated issues.

  • Act as witness for CMS notary as necessary

  • Act as Notary for CMS document signings

  • Perform other duties as assigned.

What you’ll need:

  • High school diploma or equivalent required; bachelor’s degree preferred.

  • Four (4) or more years of title review and/or title curative experience.

  • Extensive title curative knowledge

  • Advanced knowledge of title review processes

  • Intermediate proficiency in Microsoft Office suite of Applications (Word, Excel, Outlook, Etc.)

  • Excellent organizational and time management skills.

  • Excellent communication skills.

  • Excellent analytical and problem-solving skills.

  • Excellent client service skills.
