About our opportunity: The City of Asheville is seeking qualified applicants for the position of Project Manager II in the Capital Management Department . This position offers the opportunity to manage a diverse portfolio of public facilities projects, including renovations, repairs, and upgrades to City-owned buildings. The Capital Management Department oversees critical infrastructure investments, ensuring efficient project execution to maintain and enhance public spaces.

What you’ll be doing:

  • Manage project costs, budgets, and schedules. Communicate effectively within the department and with cross-functional project teams. Coordinate with occupants of facilities to maintain service delivery or mitigate interruptions.

  • Partner closely with the facility maintenance team to identify, prioritize, plan, and execute capital maintenance and repair projects for City-owned and maintained facilities, and to ensure a smooth handoff of operations and maintenance documents and functions.

  • Coordinate with client departments to define the scope of facility improvement and renovation projects. This includes performing planning, design, construction, contract administration, and project management tasks in close collaboration with facility maintenance personnel.

  • This position will manage a variety of upcoming projects, including but not limited to:

  • Air handler replacement at the Public Works building.

  • Additions and renovations to select Fire Stations.

  • Various office reconfigurations within City Hall.

  • Roof replacements of low-slope membrane roof systems.

  • Projects are funded through a variety of sources, including the general fund, enterprise funds, bonds, grants, and other applicable funding sources.

  • Perform other duties as assigned based on the needs of the organization.

    Benefits:

  • Salary: $74,487.25 annually

    About you: We know your time is valuable. Applicants who meet the following minimum requirements or have comparable experience and/or education will be considered:

  • Bachelor's degree in Architecture, or Civil Engineering field from an accredited university, plus 3 years of experience in facilities project management, construction management, or a related field, OR

  • Bachelor’s degree in Project Management, or a related field from an accredited university, plus 5 years of experience in facilities project management, construction management, or a related field.

  • Possession of a valid driver's license or ability to obtain within 30 days of hire.

    Performance aptitudes:

  • Strong ability to manage multiple projects while balancing priorities and deadlines.

  • Effective communication and collaboration with cross-functional teams.

  • Proficiency in budget management and cost control.

  • Proficiency in computer applications, and data utilization.

  • Understanding of building systems, codes, and construction practices.

    Physical requirements:

  • Occasional fieldwork in support of projects which requires moderate physical effort, including navigating construction sites, climbing ladders, and lifting materials up to 25 pounds.

  • Extended periods of time at a computer or workstation.

  • Ability to perceive and respond to auditory and visual cues.

  • Work Schedule: Full-time, Monday - Friday, 8:00 AM - 4:30 PM, with the option of a flexible work schedule after the training period.
