Overview

The Project Managerassists the Sr. Director,Vice Presidentand President of Design and constructionwithday-to-dayoversight of significant capital improvement/renovation projects throughout theCompany’s client portfolio. This position manages/facilitates functional programming, facilities designand construction of capital projects utilizing skills to direct and control human, physical and fiscalresources. This positionsupportsprojectLead when necessary and owns the role of Lead on otherprojects simultaneously. This position is accountable for the coordination and supervision of externalresources, consultants and contractors engaged to build, renovate or modernize existing facilities.Reports directly to the Sr. Director and assists in the formulation and execution of significant projects.

This is a position with direct project responsibilities as well as great growth potential. There isdevelopment potential for independent responsibility for more complex projects and supervision ofinternal processes, over time.

Responsibilities

This position supports the entire team of internal stakeholders (Ground LVL/HEI) on projects,coordinates and leads the external project team of architects, engineers, consultants, contractors,vendors and other professionals through the process of planning, design and renovations of specifichotel projects.Specific duties will include, but not limited to:

• Manages as well as assists Sr. Director on due diligence efforts for new deals/acquisitions(new construction or existing assets). Includes but not limited to team formation, organizingdue diligence budget, field assessments, synthesizing available information and preparingrecommendation.• Develop project specific scope and budget source documents for basis of acquisitions, brandnegotiations and launch of project execution.• Coordination of estimation of costs using direct experience, comparable projects and outsideresources.• Initiate and manage the procurement of design, construction and consultants services forassigned projects.• Manage the team in planning and analysis of conceptual design and preconstructionactivities.

• Oversee the design process, review and approve the development of architectural andengineering construction drawings and bid documents.• Draft, review, communicate and enforce contractual documents for design and constructionprofessionals providing recommendation to Project Lead.• Serve as key liaison between hotel operations and design and construction professionals.• Meet with city officials, contractors, architects, engineers and consultants to present theproject status and anticipate issues.• Anticipate potential changes to budget or schedule and provide guidance on the review andanalysis of changes when presented to Sr. Director and President.• Develop,monitorand have accountability forproject budget and schedule including updatingand maintainingweb-basedproject controls.• Provide analysis of budgets and schedules and their effect on the financial objectives of theproject with recommendations.• Review contractor and vendor onsite activities to verify they are in contractual compliancewith design specifications, schedules and workmanship standards.• Authorize the issuance of contracts, purchase orders and approve and process scheduled progress draw packages for payment.• Manage the punch process and project close out process to a successful completion.• Observe and report on construction process and construction related issues. maintain riskregister and communicate with consultants.• Prepare documentation for analysis and review of specific issues.• Establish, direct and/or document project meetings.• Develop and complete project specific tasks as required to meet or exceed the expectationsof the client and fulfill our contractual obligations.• Proactively assist senior management in project proposals, reviewsand subsequentinterviews.• Promote the highest level of professionalism and ethics.

Qualifications

• BA/BS in Architecture, Interior Design, Engineering, Project or Construction Management orrelated field in hotel/lodging industry.• 3-5 years’ design and construction experience with a minimum of 2 years inlodging/hotels/hospitality environments. Basic knowledge of construction, lodging, and realestate development.

• Experience managing both internal and external project management team resources andprogram level responsibility(project managers, architects, contractors, miscellaneousconsultants).• Project accounting skills and management experience, utilizing an industry recognized softwareplatform.• Excellent organizational skills, with the ability to produce high quality reports in a timelymanner.• Proficiency in MS Project, Excel, Word, and PowerPoint.• Strong written, verbal and presentation skills are required.• Team player with excellent interpersonal skills.• Managing processes and promoting process improvement.• Time management and ability to meet deadlines.• Superior problem-solving and decision making.• Proactivity and self-direction.

The position requires an adaptable,motivated self-starter with a high level of personal integrity andbusiness ethics who has the ability to work in a team environment. The position must also have theability to develop long-term relationships with clients and other business partners. Timemanagementand personal effectiveness skills are essential as are good communications, organization and computerskills. The applicant will need to demonstrate skills in managing successful projects, meeting clientexpectations and timelines, procuring and engaging design, construction andconsultants’services, theability to maintain professionalism in the face of deadlines, exhibit good listening, negotiation andproblem-solving skills and show the ability to handle confidential information with discretion andtrustworthiness.
