We are seeking a highly skilled Project Manager capable of successfully supervising projects with budgets ranging from $10M to $60M. The ideal candidate will possess a solid understanding of various delivery methods, diversity in market sectors, and varying complexities. The Project Manager will work closely with the Estimator during the preconstruction phase, manage project site safety programs, and prioritize project cost control. The Project Manager will also develop cost and budget projections, manage monthly pay applications and subcontractor invoicing, and ensure overall project profitability.
Responsibilities
Supervise projects with budgets ranging from $10M to $60M.
Collaborate with the Estimator during preconstruction to manage design phases and set the GMP.
Maintain and enforce project site safety programs.
Prioritize project cost control and review Change Orders.
Develop cost and budget projections and prepare monthly reconciliation and cash flow reports.
Manage monthly pay applications and subcontractor invoicing.
Monitor project progress and make necessary schedule adjustments to ensure timely completion.
Partner with the Estimating Department to develop bid strategy, clarifications, and qualifications.
Lead the preparation of project bid packages and comprehensive subcontractor bid packages.
Assist the Design Team in making decisions to improve project success.
Support Business Development with technical writing for RFP responses and participate in presentations to prospective owners.
Promote best practices within the organization and provide leadership to ensure quality control.
Ensure proper handling of documentation to avoid litigation.
Train PE and APMs on cost control measures, Change Order Requests, invoicing, purchase orders, and pay applications.
Negotiate Change Orders with subcontractors and lead the resolution of project-specific issues.
Oversee the team to ensure proper setup and utilization of PlanGrid for organizing contract documents and progress photo documentation.
Manage the Material Procurement Log to ensure timely deliveries.
Guide the team through the contract closeout process, including O&M manuals and As-Builts.
Represent the company at owner, subcontractor, and coordination meetings.
Lead weekly OAC meetings and review meeting minutes for accuracy.
Provide guidance on organizing closeout documentation and understanding construction insurance and bonding procedures.
Attend and participate in quarterly risk management trainings and networking events.
Contribute to business development efforts by attending industry events and maintaining relationships with past owners.
Essential Skills
Bachelor's degree in Construction Management, Civil Engineering, or related field.
5 years of project management experience.
Wood-frame multifamily project experience.
Experience with large multifamily projects, RFIs, project coordination, and estimation.
Proficiency in project management software such as Procore and PlanGrid.
Additional Skills & Qualifications
Experience in retail and commercial construction is a plus.
General estimating and pricing experience.
Understanding of insurance in the construction industry and its impact on agreements.
Knowledge of bonding procedures and requirements.
Work Environment
The first project will be a $90 million wood-framed multifamily development. The work environment involves collaboration with various departments and team members, utilizing project management software such as Procore and PlanGrid. The Project Manager will attend and lead meetings, ensure proper documentation, and contribute to business development efforts.
Pay and Benefits
The pay range for this position is $57.69 - $64.90/hr.
