**PROJECT MANAGER LOCATION: FAIRHOPE, ALABAMA SALARY: $70,000 - $90,000 | DEPENDING ON EXPERIEINCE

The following agreement stipulates the terms of employment that must be adhered to by all Project Managers employed with Red Branch Outdoor Living.

Role: The Project Manager is a key part of the fulfillment of the promises we make to our clients. Their primary responsibility is to lead the entire customer experience and building process from contract signed to final completion. Deliverables: 1. Scope, budgets and schedules met or exceeded as stipulated in contracts on 100% of projects and budgets. 2. Maintain an average 90% quality score through leading the client's experience and ensuring they are exceptionally satisfied. 3. Building and maintaining a strong operations team including trade partners, suppliers, and Red Branch Outdoor Living team members. 4. Provide daily updating and accuracy with administrative responsibilities.

Accountabilities Definition: The detailed list of activities an employee is responsible for, broken down by the various aspects of their role and directly influenced by their Deliverables.

Accountabilities: Deliverable 1 - Scope, budgets and schedules met or exceeded as stipulated in contracts on 100% of projects and budgets. 1. Facilitate and lead project handoff meetings with Project Consultant and schedule them into production for efficient and profitable completion. 2. Create initial project schedule and budget in Buildertrend with accuracy. 3. Facilitate and lead the design, engineering, and permitting process to prepare projects for construction. 4. Schedule and organize all Red Branch Outdoor Living trade partners, team members, tools, and materials to complete projects in the most efficient way possible. 5. Facilitate buyout and initial scheduling of all trade partners and their materials to complete projects on budget and on time. 6. Ensure all necessary materials are ordered and arranged in advance to prevent delays to the production schedule. 7. Lead and discuss weekly production goals with the Superintendent to successfully complete projects on schedule and on budget. 8. Create and manage Change orders with urgency and in an effort to maintain or increase project profitability. 9. Ensure all Change Orders (additions or changes to the scope of work/contract) are created in Builder-trend and approved by the client with signature before commencement of the work.

**Deliverable 2 - Customer Service 1. Communicate with all clients throughout the preconstruction stage as necessary to understand any questions. 2. Facilitate and lead the Project Kick-Off Meeting. Document and follow up on any details or changes that result from the meeting. 3. Manage client expectations effectively achieving their vision while keeping projects on budget. 4. Provide construct-ability reviews for project designs to ensure clients receive a quality project. 5. Ensure the Superintendent and trade partners are communicating with clients in a professional and polite manner. 6. Oversee any client complaints and ensure they are resolved in a timely manner. 7. Complaint clients must be contacted within 1 hour of the complaint being received. All complaints must be reported to the Operations Manager within 6 hours along with plan of resolution. 8. Attend the pre punch walk through with the superintendent to ensure full satisfaction and that all deficiencies have been taken care of prior to final sign off of project completion.

Deliverable 3 - Operations Team Building 1. Build quality relationships with current and prospective trade partners to keep the labor bench filled. 2. Conduct initial orientation to ensure that all new trade partners, suppliers, and team members are briefed on site organization and basic Red Branch Outdoor Living policies. 3. Ensure all new members have a clear understanding of software tools such as Buildertrend and Google Suite. 4. Conduct all training necessary for each team member to develop required skills in their specific role in order to produce jobs confidently and efficiently. 5.
