There may be direct reports with this position.
POSITION SUMMARY:
Under minimal supervision, the Construction Project Manager prepares time, cost, materials and labor estimates for various construction projects. Employees in this job class are responsible for preparing estimates used by management for planning, organizing, and scheduling work; preparing estimates for selecting vendors or subcontractors and reviewing material and labor requirements to determine the most cost effective way of performing the work. This job class requires advanced knowledge in the area of general construction including carpentry, plumbing, electrical and painting.
TYPICAL DUTIES:
*Using specialized software, develop proposals estimates and request for change orders by analyzing drawings, scope of work descriptions, blueprints, and other documentation.
*Work with vendors and prospective contractors to develop basis for labor and material costs.
*Make onsite job inspections to determine progress of work or any unusual conditions, compliance issues and complications.
*Manage construction projects, and oversee progress and performance of staff and contractors while adhering to timelines and contract specifications.
*Draft construction drawings and utility plans.
*Attend meetings, conferences and training classes as necessary.
*Research and recommend new products and gather data on projects to be entered in database.
*Respond to customer inquiries.
*Prepare various management reports as necessary.
Performs other duties and special projects as assigned.

MINIMUM QUALIFICATIONS:
• Five years of general construction experience such as electrical, plumbing, carpentry and painting;
• Knowledge of construction methods;
• Knowledge of federal contracting requirements preferred;
• Ability to communicate effectively both orally and in writing; to make presentations and respond to inquiries by management, team, vendors and/or customers;
• Human relation skills to build effective relationships with team and internal customers;
• Intermediate to advanced computer literacy including knowledge of word processing, spreadsheet, database and presentation software;
• Knowledge of business English including vocabulary, spelling, and correct grammatical usage and punctuation;
• Mathematical skills to include the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations;
• Ability to establish priorities and solve a wide range of business problems;
• Demonstrated customer service, common sense, problem solving and analytical skills;
• Flexibility to respond to changing work priorities and handle numerous projects at the same time.
EDUCATION REQUIREMENTS:
High School Diploma or GED
Technical/other training
CERTIFICATES OR LICENSES REQUIRED:
The following licenses or certificates may be required depending on local, state and/or contract requirements:
Fed Security Clearance
Valid Driver's License
PHYSICAL REQURIEMENTS:
Employees must have the ability to perform the following physical demands for extended periods of time with or without assistance.
• Maneuvering to and around equipment
• Bending, kneeling, stooping and reaching
• Climbing stepstools or ladders
• Lifting and moving equipment weighing up to 25 pounds
• Transporting to various locations within customer site
• Monitoring computer systems
• Utilizing keyboard
WORK ENVIRONMENT:
Work is performed primarily in an office environment with limited privacy and exposure to noise from others conducting business. The remainder of work is performed on job sites in the field, driving to and from worksite. Employees may be exposed to hazardous equipment, toxic substances, noise from equipment, and depending on external weather conditions, wind, rain, cold, and heat.
