Part-time Maintenance Position for Condominium Building

Building Overview: A 10-story condominium building, constructed in the early 1970s, featuring 65 individually owned units. The building has central air, concrete and stucco construction, and contracts out snow removal and lawn care.

The maintenance person will be responsible for common areas and repairs covered by the HOA, including managing bids and contract work.

Qualifications:

  • Basic knowledge of maintenance procedures.
  • Proficient in using standard maintenance equipment and tools.
  • Basic understanding of plumbing and electrical systems.
  • Willingness to learn new procedures.
  • Effective communication skills.

Reports To: The Board of Directors (CPT Board Members).

Preferred Experience:

  • Some maintenance experience in large residential or apartment buildings.
  • Basic understanding of plumbing and electrical systems.

Key Responsibilities:

  1. Gain and maintain general knowledge of the building's systems.
  2. Perform maintenance and operational repairs on mechanical systems, including preventive maintenance tasks.
  3. Assist external contractors or companies performing specialized building repairs.
  4. Handle general grounds maintenance, including managing the contracting of snow removal and lawn care, and taking care of residual cleanup that is required.
  5. Execute other tasks as assigned by the CPT Board Members.

Skills:

  • Competence in operating maintenance equipment, including tools used for electrical work and other common tasks.
  • Adherence to safety practices.
  • Ability to adapt to changing priorities and work with interruptions.
  • Effective communication with diverse groups.
  • Meeting deadlines and schedules is essential.

Abilities:

  • Capable of scheduling and coordinating with contractors.
  • Collecting data and efficiently using job-related equipment.
  • Flexibility to collaborate with others in a variety of situations.

Work Environment and Physical Demands:

  • Regularly required to sit, walk, and stand.
  • Must occasionally lift up to 50 pounds.
  • Ability to reach, carry, bend, stoop, and kneel.
  • Maintain effective audio/visual discrimination and perception to successfully perform assigned duties.
  • Effective interaction and communication with others are crucial.

Expected Time Commitment:

  • Part-Time. Approximately 20 hours a week.
  • Work hours are flexible; however, some jobs may be determined by the contractors schedule.

Pay/Benefits:

  • Monthly Salary will depend on experience.
  • No benefits.
