Job Title: SuperintendentJob Description

The position is responsible for the overall project estimate while providing leadership, training, and mentoring for the team along with the Operations Manager. The superintendent works with clients, architects/engineers, and subcontractors/suppliers to plan cost factors for building projects. They thoroughly analyze construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties: RESPONSIBILITIES 1. Prepare estimates with the proper level of detail for all construction stages: Conceptual, Schematic Design, Design, and Construction Documents. 2. Maintain the estimating cost database to ensure costs are up to date. 3. Manage the estimating team in the query, assembly, and submission of quantity take-offs and estimate costs of materials, labor, and use of equipment required to fulfill all provisions of the contract. 4. Create accurate bid packages to ensure complete bids for the field team to use during construction. 5. Meet periodically with subcontractors to establish solid professional relationships and preferred pricing. 6. Manage the subcontractor prequalification process with iSOFT or Building Connect or a similar program. 7. Ensure that awarded subcontractors have the proper experience and financial capabilities to perform. 8. Supervise and/or write specific and general instructions to bidders and required bid forms. 9. Review subcontractor and supplier bids to ensure RFP requirements compliance. 10. Consult with architects, subcontractors, and material suppliers to discuss and formulate detailed estimates, effective cost reductions, and resolve issues. 11. Study specifications to assist the operations team in planning procedures for construction based on starting and completion times and staffing requirements for each phase of construction. 12. Review design documents and RFP/RFQ for proper information to receive accurate pricing from subcontractors and suppliers, generate acceptable value engineering ideas, and prepare life-cycle costing. 13. Lead bid reviews with the project manager and other operations staff involved in the bid. 14. Follow company's method to ensure all scope is covered by a sub/vendor. 15. Conduct a thorough review of the bids to ensure no bid busts. 16. Coordinate with project managers to ensure all scope is covered. 17. Pay specific attention to ‘customized’ materials, hazardous soils, disposal, and adequate foundation; discuss with the engineer or design firm as needed to better understand project requirements. 18. Identify unique ways or value engineering methods to reduce overall bid estimates. 19. Provide final estimates to the operations and accounting team for the creation of project budgets. 20. Lead the hand-off from Estimating to Operations. 21. Work with the operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues and determining general requirements for the project. 22. Study bid losses; discuss high bids with subs; discuss the lost bid with the project team to understand reasons for loss. 23. Lead bids debrief with project team. 24. Maintain historical bid data.

Hard Skills

  • At least 5 years federal project experience for end client approval
