Corporate Real Estate is seeking a business savvy leader who is a highly technical and results oriented individual to lead the Facilities Maintenance & Operations (FMO) Organization for Los Angeles in the LAX Airport.
This individual will arrange, lead and be responsible for all FMO efforts; plan and implement facility capital projects and initiatives. We are looking for you to effectively coordinate with key internal (ACS, GSE, Tech Ops, IT, IFS, Cargo, Sky Clubs, Marketing, Network) and external (LAWA, TSA, tenants) partners; and be communicate at all levels. We would like someone who is committed to the goals of “on time and on budget” which is achieved by thoroughly understanding the operation and objectives of key collaborators. This individual must be effective in an environment where multiple collaborators may be required and influenced to achieve successful outcomes, requiring a hands-on approach and attention to detail. The position leads a direct staff of one and several FMO contractors/vendors providing 24x7 coverage of the terminal and other Delta airport facilities. The position is based in Los Angeles and will report directly to the Managing Director, Brian Ruppert.
Some responsibilities of this role include running an annual maintenance contract budget of approximately $10M, demonstrating effective resource management at Delta’s LAX airport facilities, as well as handling internal capital projects, outside of the LAX Sky Way Redevelopment Program. We need someone with a strength in coordinating real estate professionals, general contractors, subcontractors, and suppliers on scopes of work ranging between $25K and $10M+. We would also be looking to you to develop and handle non-capital projects requested by internal partners.
Primary Functions
Plan the implementation and own the facility maintenance scope expansion for our new Terminal 3 facilities.
Develops and reviews budgets, business cases, schedules, timelines, reports and briefing and financial support for Delta and airport projects; heavy collaboration with ACS, Marketing, Network, Cargo, Technical Operations, Finance, Legal and other business units.
Employ the best methods for sourcing, contracting and leading facilities maintenance contracts, ensuring compliance with all Delta policies and procedures.
Thoroughly understand the LAWA, LADBS and other entitlement processes for timely approvals and project implementation.
Maintain effective relationships with internal customers to understand operational requirements, customer service needs and financial information to drive efficient business decisions.
Act as primary technical point of contact for building maintenance, facilities standards, capital planning, contracting for services and project management.
Leverage experienced technical leadership to make real-time decisions when not all facts are known
Work with diverse team members to develop behaviors, skills and knowledge needed to ensure optimal performance.
Develop both strategic and tactical plans that create a safety-conscious environment resulting in employee safety and wellbeing.
Limited travel as the need arises to complete projects and be an excellent partner external to LAX.
Flexible working hours (weekends and off hours) will be required from time to time for adaptable support of 24x7 airport operations.
Pay Range: $117600.00 - $274100.00 Annually
What you need to succeed (minimum qualifications)
5+ years of qualified work experience preferred including validated effective project management or facilities management.
Experience in sourcing and contracting greater than $1 million.
Able to communicate effectively and professionally in public situations and to all levels of management, both internally and externally.
Proven, effective teamwork skills with a diverse set of partners.
Excellent Excel and PowerPoint skills.
Ability to work in a fast-paced environment, balancing multiple projects with minimal direction.
Must be performing satisfactorily in current position.
Consistently prioritizes safety and security of self, others, and personal data.
Embraces diverse people, thinking, and styles.
Possesses a high school diploma, GED, or high school equivalency.
Is at least 18 years of age and has authorization to work in the United States.

What will give you a competitive edge (preferred qualifications)
B.S. in Engineering or related discipline, master’s in quantitative or related field preferred (Business, Finance, Economics, Mathematics, Construction Management).
Professional Engineering license preferred.
