APAC Energy & Sustainability Manager

Within this decarbonization approach, operational efficiency and energy management is the first step.

CBRE’s Global Workplace Solutions (GWS) creates value, develops workplace strategies, and improves business outcomes for occupiers of commercial real estate through our primary services—including facilities management, advisory and transactions, project management, and more. Within our facilities management business is our global Energy & Sustainability (E&S) team, working with our clients to achieve outcomes such as optimized energy spend, lower total cost of ownership, and reduced carbon emissions.

This role will work with one of our major CBRE enterprise client, dedicated client account team, and GWS leadership to identify, develop, and secure approval for energy and sustainability solutions to achieve the above outcomes for our client. The purpose of this position is to manage and support implementation of energy and sustainability initiatives on an APAC regional basis within a CBRE enterprise client account, to be based out of Shanghai, China.

The ideal candidate will have a blend of technical skills, client management, energy efficiency, and sustainability subject matter expertise. They will be a proven self-starter with the ability to turn loosely-defined opportunities into compelling business cases and solutions, as well as a leader within the field of energy management and a valuable consultant to colleagues and client.

Essential Duties And Responsibilities

· Develop energy management & sustainability strategy for client's real estate portfolios .

· Ensures that global and regional energy and sustainability standards are applied throughout the managed properties.

· Implement programs to achieve savings goals and targets by specified timelines.

· Manage energy benchmarking and assessment.

· Analyze energy, water, and waste metrics to identify opportunities and create plans to sustain savings.

· Lead identification and prioritization of capital projects, operational changes, and physical plant upgrades, resulting in reduced energy consumption (may include HVAC, lighting, building envelope, demand response and controls, plug loads, distributed generation, employee engagement, and evaluating new technologies and services), water usage and waste generation.

· Establish / monitor utilities budgets. Oversee bill payment and data management processes.

· Provide forecasts of utility expenses throughout the portfolio.

· Develop and evaluate financial viability of projects for budgeting and approval.

· Report clear and concise metrics on various energy and sustainability activities (cost savings, CO 2 , water, waste, etc.), and achievements on prescribed intervals as requested by client.

· Communicate plans and progress to all levels of staff through presentations and meetings.

· Support new business pursuits and business development through relationship building and building walkthroughs.

· Strong computer skills including proficiency in Excel, Word, Outlook and PowerPoint, online software platforms, with the ability to use spreadsheets and data analysis applications.

· Ability to multi-task and effectively organize responsibilities. Strong project management and leadership skills

· Advanced, in-depth knowledge of sustainability and energy principles and concepts, particularly related to the built environment.

· Knowledge of HVAC, electrical, mechanical, building automation and control systems across a variety of building types.

Other duties as assigned, such as:

Perform energy & sustainability assessments (both on-site and remote) of client portfolios and develop impactful and scalable energy and carbon reduction initiatives. Work with CBRE service lines and partners to develop comprehensive turkey solutions.

Perform energy audits (i.e. ASHRAE Levels 1, 2, 3) and decarbonization assessments and generate written reports as required by the defined scope of work. Ability to leverage network of contractors/suppliers/vendors in support of conducting site audits and calculating of project/energy financials. Ability to calculate energy savings associated with Energy Conservation Measures (ECMs) and Water Conversation Measures (WCMs), Return on Investment (ROI) with estimated capital investments required.

Function as an energy and asset performance subject matter expert for client account teams and account-dedicated Facilities Management teams. Support these teams in the evaluation and development of innovative initiatives and technologies. Coordinate with client account teams and other CBRE teams to achieve business case approvals and provide support to Project Management teams on project implementation.

Contribute to CBRE’s internal library of energy solutions – go-to-market packages for energy solutions and innovative technologies intended for use by our client account-dedicated teams.

Stay current on and keep the broader GWS team informed of the latest innovative technologies applicable to our client portfolios. Collaborate with peers on vetting new technologies and solutions for broader CBRE client deployment.

Qualifications

EDUCATION And EXPERIENCE

Bachelor's degree (BA/BS) in Engineering from four-year College or university, Master’s degree preferred. Preferred fields of study in Mechanical, HVAC, Electrical, Industrial, Civil, or equivalent work experience. Minimum of Five (5) years of related experience and/or training.

CERTIFICATES and/or LICENSES

- Register or Professional Engineer (PE) and/or Certified Energy Manager (CEM) highly desired.

- Sustainability Accreditation (e.g., LEED, or WELL) preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to effectively and clearly present information from written energy reports and findings. Ability to make effective and persuasive presentations on complex energy and sustainability topics to employees, clients, top management. Ability to respond effectively to the most sensitive issues, Ability to respond effectively to sensitive issues.

REPORT DEVELOPMENT SKILLS

Ability to develop business pitch proposal, consultancy reports, manuals, speeches, and/or articles using distinctive and professional style. Experience to acquire data as required from market channels and conduct data analysis to prove business case, proficiency on Microsoft software including Word, Excel, and PowerPoint.

Proficient in both Chinese and English languages for written/verbal communications, in both technical and business settings, when communicating with client and internal colleagues in the APAC region and globally.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, Return on Investments, cash flow proformas. Conducts financial/business analysis as part of the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS And/or ABILITIES

Carbon footprint reporting experience or training preferred. Training and accreditation part of development and performance management requirements.

Experience with Microsoft Teams and SharePoint, Tableau Desktop or Microsoft PowerBI, Programming experience with Python a plus.
