Field Service Building Maintenance Technician (New Orleans, LA)
Job Description
We are seeking a dedicated Building Maintenance Technician to perform and complete work orders for maintenance at commercial outlet stores within the New Orleans region. This role involves traveling between 500-2000 miles per week, mainly working independently to handle tasks such as painting, plumbing, electrical work, masonry, cleaning, welding, drywall, and lock maintenance. Strong communication skills are essential for interacting with customers and completing work orders effectively.
Responsibilities
Drive 500-2000 miles per week to various commercial outlet stores.
Perform maintenance tasks including painting, plumbing, electrical work, masonry, cleaning, welding, drywall, and lock maintenance.
Troubleshoot and resolve low voltage electrical issues including light poles, breakers, circuits, soldering, outlets, light switches, and water heaters.
Handle residential/commercial plumbing tasks such as drain cleaning, and replacing toilets, sinks, and faucets.
Complete painting projects using hand brushes and spray guns, including touch-ups and large-scale jobs.
Install and finish drywall, including Level 5 finish capabilities, stucco, and EIFS experience.
Perform masonry work with brick and stone.
Conduct MIG, stick, and spot welding for gate hinges or fencing repairs.
Maintain and repair residential and commercial padlocks and electrical locks.
Log hours, document work, and communicate via the internal system using the ADP app.
Drive own work van, SUV, or truck to carry tools and equipment necessary for job completion.
Essential Skills
5+ years of commercial electrical experience with low voltage troubleshooting.
5+ years of residential/commercial plumbing experience.
Experience with painting using hand brushes and spray guns.
Experience with drywall installation and finishing.
Experience with masonry work.
Experience with welding including MIG, stick, and spot welding.
Experience with residential and commercial lock maintenance.
Comfortable with driving long distances weekly and using personal vehicle for job requirements.
Proficient in using mobile apps for logging hours and documenting work.
Additional Skills & Qualifications
Hand tools such as angle grinder, tape measure, multimeter, channel locks, spare batteries/charger, circular saw, drywall tools, claw hammer, mini sledge, crescent wrenches, sander, impact driver, speed square, receptacle tester, needle nose pliers, socket/ratchet set, reciprocating saw, drill/driver, levels, non-contact voltage tester, lineman pliers, oscillating saw, and battery-powered tools.
Steel-toe boots recommended.
Valid driver's license and proof of vehicle insurance.
Work Environment
Work shifts are from 7am - 6pm, Monday to Friday, with a 30-minute lunch break. Saturday work is voluntary if needed. Expect 10-20 hours of overtime weekly. Initial training will be provided during the first week. The role involves both indoor and outdoor work, reaching 3-8 clients a day, and requires frequent communication with store managers and supervisors. You will use an internal database to log hours and submit work orders. The job requires traveling 500-2000 miles a week using your own vehicle.
Pay and Benefits
The pay range for this position is $23.00 - $30.00/hr.
