Job Title: Lease Construction Manager

Job Description

We are seeking a highly skilled Lease Construction Manager to oversee the construction, commissioning, and turnover of Data Center Fit out projects in leased properties. This role involves managing multiple projects simultaneously within a 50-mile radius in the East OH area, providing construction leadership, and ensuring efficient project delivery.

Responsibilities

  • Manage the onsite construction, commissioning, and turnover of Data Center Fit out projects in leased properties.

  • Support the Lead Construction Manager, including contractor, designer, and vendor management.

  • Coordinate projects between contractors, landlords, consultants, and cross-functional partners.

  • Develop and maintain strong relationships with cross-functional partners, consultants, vendors, and landlords.

  • Define and align on opportunities to drive efficiency through innovation, process, and accountability.

  • Work with cross-functional partners and internal customers to plan and scope project work sequences.

  • Aid in the creation and maintenance of project schedules with support from Project Controls and Scheduling.

  • Manage cost change processes and negotiate best pricing with cross-functional team members.

  • Manage project schedules and associated risks to ensure reliable turnover dates.

  • Conduct monthly WIP walks to validate work for invoicing and track progress through regular site walks.

  • Assist in developing capital project budgets and provide construction cost estimates.

  • Manage monthly Cap-Ex forecasting and provide analysis and action plans based on project status reports.

  • Manage Method of Procedures (MOPs) for retrofit/remedy work in live data centers.

  • Facilitate interactions between contractors and third-party QA/QC teams.

  • Ensure project closeout is completed efficiently.

  • Escalate key issues promptly to the Construction Manager.

  • Promote continuous improvement, partnership, and teamwork in all communications and behaviors.

  • Support and lead an industry-leading safety culture and program.

  • Travel approximately 50% to support project sites across North America.

Essential Skills

  • Bachelor's degree in Construction Management, Civil Engineering, Electrical Engineering, Mechanical Engineering, or equivalent degree.

  • 7-10 years of professional experience in construction, operations, maintenance, and project planning.

  • Experience in the design or construction of data centers/critical infrastructure.

  • General knowledge of electrical, mechanical, and connectivity systems.

  • Ability to manage multiple projects simultaneously.

  • Experience in commissioning retrofit and new leased data center build-outs.

  • Knowledge of CPM scheduling practices and familiarity with Primavera P6 software.

  • Proficiency in MS Office products (Word, Excel, PowerPoint).

Additional Skills & Qualifications

  • Past experience working in leased facilities (preferred but not mandatory).

  • Experience managing multiple projects ranging from $600K to $100M.

Work Environment

The role requires meeting with contractors, reviewing project progress, budgets, and schedules, and handling change orders with a field-focused approach. Regular travel (approximately 50%) to support project sites across North America is required, with a strong presence needed on job sites as the first point of contact with cross-functional partners.

Pay and Benefits

The pay range for this position is $60.00 - $90.00/hr.
