A Brief Overview The Plant Operations Shift Supervisor is responsible for the maintenance and operation of mechanical/electrical building systems, supervision of Plant Operations staff, supervision/coordination of outside contractors and response to customer service needs.

What you will do Supervise daily work performed by staff and outside contractors. Monitor performance for speed, quality, quantity, conformance to local building high performance of staff and / or contractors. Document performance expeditiously including actions, times, places and dates. Provide timely feedback to staff and / or contractors. Investigate / document situations of poor performance and either corrects the condition or reports the issue to the Operations Supervisor for corrective action. Maintain records of issues, date, time and actions taken, references for IMPACT input and contractor feedback. Inspect work daily for conformance with acceptable standards and building codes. Take immediate steps to correct deficiencies. Coordinate staff and contractors' schedules and monitors staff and contractors for unproductive time and report, correct or document. Assist Operations Supervisor in applying Hospital and Department policies and procedures. Maintain written records of time, date, location, activity and outcome for IMPACT input, contractor feedback and or disciplinary action. Monitor staff and contractor attendance, tardiness, UPPL and pattern absences. Provide documented assistance in performing interviews, disciplinary action investigation and evaluation IMPACT input. Provide assistance in maintaining training, service response scheduling, fire impairments, hot work permits, shutdown requests, and construction start-up, commissioning, contractor interface and warranty / repair. Manage small Building Systems projects and ensure the projects are complete on schedule, on budget and meet the quality standard needed. Monitor staff and vendor labor for appropriate efforts. Perform all necessary impairments and shutdown coordination and customer notification. Interface with customers. Ascertain customer's needs in a professional manner and utilize appropriate resources to address their needs. Investigate repeat customer complaints and reassign resources to address their needs. Document unresolved, repeat or difficult customer needs and forward to supervisor with recommendations for a solution. Delegate work through clear direction and communication with staff and contractors. Clearly communicate project, preventative maintenance and corrective maintenance objectives and reason for action. Regularly include preventative maintenance work to maintain productivity. Communicate expected completion time for work that require more than two hours. Distribute work to best match individual skills and evenly distribute routine, dirty and undesirable tasks. Maintain a through Shift turnover, communicate any abnormal condition and mutually decide a course of events to correct abnormal conditions. Coordinate and maintain contracted vendor services and work assignments. Maintain coordination and communication among all Building Systems shifts, Maintenance, Project Management, vendors and customers. Meet with the Building Systems Operations manager and other Facility Engineering Group Managers twice a month a brainstorm, Discuss and then implement changes to improve Plant Operations performance. Interact professionally with other group managers, trade persons, staff, vendors and customers to expediently coordinate repairs and service. Inform staff of general departmental and hospital information. Utilize problem solving skills and techniques to solve difficult situations and maintain team work with all Building Systems groups. Maintain tool and material inventories. Inventory weekly and maintain adequate group and community tools. Order, receive and distribute replacement tools for worn-out, broken and lost tools. Report all lost or stolen tools to security within one hour of becoming aware. Inventory parts and supplies monthly. Order, receive, distribute and stock parts and supplies. Document material and parts used by staff for monthly replacement. Maintain Hospital and departmental standards and procedures. Enforce attendance, break time and time accounting policy for assigned staff and contractors. Enforce safe chemical and air filter change procedures. Maintain proper labeling of chemical and storage areas. Enforce proper safety procedures, equipment / tool usage and storage. Maintain a broom swept mechanical area at all times. Maintain Hospital and departmental policies and enforces the policies uniformly. Perform confidential annual employee evaluations and employee self-assessment evaluations. Provide confidential weekly performance feedback to the staff and maintains written performance files in a secure and confidential manner. Recommend and provides training to fulfill staff's request for training on the self-assessment training form. Performs H14 and H15 duties as required (See H14 job description).

Education Qualifications High School Diploma / GED - Required Technical Diploma in a trade field - Required

Experience Qualifications At least one (1) year experience in supervision - Required and At least five (5) years experience in mechanical systems - Required At least four (4) years experience in supervision - Preferred At least ten (10) years experience in mechanical systems - Preferred

Skills and Abilities Demonstrate a working knowledge and ability to operate computer-based fire alarm, power monitoring, and other facility management building control systems. Read blueprints, ladder diagrams and wiring schematics. Troubleshoot and correct malfunctioning equipment. Operate and maintain multiple building physical plants. Operate hand and power tools. Demonstrate excellent communication skills both written and verbally to customers and co-workers. Demonstrate excellent problem solving skills. Demonstrate the ability to maintain excellent customer and co-worker relations.

Licenses and Certifications EPA Class 4 Certification - Vocational School granting EPA Certification - upon hire - Required and Philadelphia Class (grade) A Engineer - Philadelphia Licenses & Inspections - upon hire - Required
