Job Summary

Under general direction, is responsible for directing and coordinating the building maintenance services of City facilities by organizing and planning duties of skilled and semi-skilled workers in custodial, electrical, HVAC, carpentry, plumbing, painting, and mechanical activities. Working conditions are primarily in an office environment. Exercises direct supervision over assigned staff.

Essential Job Functions

  • Reviews all administrative paperwork generated by staff and required by Policy and Directives.

  • Coordinates with subordinate employees and other City staff to prioritize maintenance work assignments.

  • Plans and directs maintenance services and requirements for preventive and corrective programs.

  • Directs contracted projects to verify adherence to specifications.

  • Checks work in progress and upon completion to determine the quality and timeliness of assignments.

  • Prepares and submits assigned operating and management reports.

  • Develops maintenance schedules and requirements for all equipment and personnel under this activity.

  • Submits recommendations on budget requirements under his activity.

  • Performs related duties and fulfills responsibilities as required.

Job Requirements

  • High school diploma or GED equivalent (recognized by the Texas Education Agency or a regional accrediting agency). Additional specialized training in building operations or building maintenance highly desirable.

  • Eight (8) years of work experience in building maintenance, including four (4) years of supervisory experience. Building maintenance experience should include skilled trades (electrical, carpentry, plumbing, etc), knowledge of mechanical and HVAC systems, and familiarity with automated systems and controls.

  • Valid Class "C" Texas Driver's License

Preferred Qualifications

  • Knowledge of current City of San Antonio River Walk Division operations.

Applicant Information

  • Unless otherwise stated, applicants are permitted to substitute two years of related full-time experience for one year of higher education or one year of related higher education for two years of experience in order to meet the minimum requirements of the job. One year of full-time experience is defined as 30 or more hours worked per week for 12 months. One year of higher education is defined as 30 credit hours completed at an accredited college or university.

Knowledge, Skills, and Abilities

  • Knowledge of functions and mechanics of large tonnage chiller.

  • Knowledge of cooling towers and pumps providing heating and air conditioning of more than 500,000 square feet.

  • Knowledge of automated systems and pneumatic and electrical controls.

  • Knowledge of principles and practices of supervision and training.

  • Knowledge of principles and practices of budget preparation and administration.

  • Knowledge of current practices, procedures, equipment, and supplies used in the building maintenance trade.

  • Skill in utilizing a personal computer and associated software programs.

  • Ability to operate a computer keyboard and other basic office equipment.

  • Ability to develop routine procedures for the operation and maintenance of building equipment.

  • Ability to develop work standards and maintenance programs.

  • Ability to establish and maintain effective working relationships with City staff and the general public.

  • Ability to direct the activities of a large group of employees.

  • Ability to exercise independent judgment.

  • Ability to communicate clearly and effectively.

  • Ability to perform all the physical requirements of the position, with or without accommodations.
