Job Overview:

We are seeking an experienced Project Manager with a strong background in commercial construction. In this role, you will manage multiple projects from inception to completion, ensuring adherence to plans, budgets, and safety standards. You'll collaborate with superintendents and project teams to meet deadlines and achieve financial objectives. As the primary contact for owners, you will handle invoicing, change orders, and project reporting. Commercial experience is paramount, along with strong leadership and problem-solving skills. Experience with AIA Pay Applications is essential.

Required Skills/Abilities:

  • Excellent written and verbal communication skills with other employees, subcontractors, and clients.

  • Ability to work independently and within a Team to prioritize a variety of tasks, working under tight deadlines.

  • strong organizational skills and attention to detail.

  • Ability to read, analyze and interpret construction contracts and subcontracts, construction blueprints, general business periodicals, professional journals, technical procedures, or governmental regulations.

  • Ability to write reports, technical reports, business correspondence, and procedure manuals.

  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.

  • Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference, and volume.

  • Ability to concepts to college level algebra and geometry.

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

  • Computer literate, utilizing necessary software proficiently including Online Construction Software (Foundation Construction Management Software experience a positive), Microsoft Project, Asana, Slack, Excel, and all Microsoft applications.

  • Qualifications:

  • College degree in Construction or Engineering preferred but not required.

  • A minimum of ten years' experience preferred in a variety of different types of construction methods and contractual delivery methods.

  • Contractor, Architecture, Engineering License preferred but not required.

  • Proficiency in basic construction codes i.e., Cost codes, AIA Invoices (G702/703), Job Costing, Project Projections.

Responsibilities

Key Responsibilities:

  • Assist with estimating and preconstruction activities.

  • Review permit plans and ensure compliance with project specifications.

  • Develop project budgets, schedules of values, and manage monthly reports (projections, billing, buyout logs, etc.).

  • Process and approve submittals, shop drawings, and change orders.

  • Oversee at least two construction projects to ensure safety, timely completion, quality, and financial goals.

  • Manage project contracts, timelines, resources, and staff assignments.

  • Coordinate with superintendents, subcontractors, and vendors.

  • Serve as the main contact for project owners, manage invoicing, and ensure cost approvals.

  • Conduct regular site visits for safety and performance evaluations.

Requirements:

  • AIA Pay Application knowledge is essential.

  • Ability to work with government inspections and regulatory agencies.
