UTILITY/MAINTENANCE
GENERAL SUMMARY: This position repairs equipment and furniture, performs preventative maintenance, maintains guest rooms and grounds and assist to ensure the overall condition of the hotel in regard to safety ;and efficient operations.
PRINCIPLE DUTIES AND RESPONSIBILITIES:
- Pool maintenance. Duties include: Maintain the overall condition of the pool:
sweep, vacuum, maintain chemical balance, and backwash (or clean filters). Duties are not limited to the above mentioned.
2 Guest room calls. Duties include: Light plumbing (i.e.- replace gaskets, O-rings etc.) light electrical (i.e.. Repair vacuums, replace belts dryers, etc.) light HVAC (i.e.. Remove and replace unit, clean units twice yearly etc.), furniture and fixture repair.
- Duties include: Maintain the overall condition of the parking lot, the sidewalks, flower beds, and pick-up trash on grounds.
- Preventative maintenance. Duties include: Clean coils, change filters, inspect and change belts, oil and lubricate motors and bearings and check the operation of all equipment.
- Perform miscellaneous maintenance duties that may include cleaning carpets, hanging posters boards, various hotel signs, office decorations, assist with breakfast bar, fill Pepsi machines.
- Housekeeping: Duties include: Sweeping and mopping of lobby area, washing windows windows in lobby and pool area, stocking storerooms with linen and supplies delivered. Required to clean early check outs if housekeeping is gone for the day.
- Duties include: Complete tracking of rooms that have had HOLICARE, smoke detectors checked, and pest control. Turn in daily paperwork (i.e.. PM checklist, maintenance activity sheet, and maintenance check list)
- Physical Demands: Entire working day involves 35% bending, 35% lifting and 30% Other physical demands include bending and lifting blankets, bedspreads and linen ranging in weight of 10 - 25 pounds, and considerable arm, forearm, wrist, shoulder and back movements during loading and unloading laundry from washer and dryers. Must be able to lift up to 50 to 75 pounds to replace TV's, HVAC's, and mattress flipping.
